What is Ejari?
Ejari, which means “My rent” in Arabic, is an initiative sponsored by RERA to regulate the leasing sector in the emirate of Dubai. Know more at What is Ejari.
Who must register a tenancy with Ejari?
Tenants and landlords are jointly responsible for registering the Tenancy Contract with Ejari before or immediately after the lease start date. However, tenants generally take care of the registration and pay the related cost.
What type of rentals require an Ejari registration?
Ejari registration is mandatory for any rental contract and property type in the Emirate of Dubai, including both free-hold and non-freehold properties as well as residential and commercial properties (office space, warehouses, land, etc.).
What are the benefits of registering a tenancy contract with Ejari?
Ejari establishes a transparent relationship between landlords and tenants so that both parties are fully aware of their rights and obligations and are equally protected. The Ejari registration also integrates the tenancy agreement into a legal framework and it is therefore recognized by all government departments across the Emirate of Dubai. This comes into use in case a dispute arises between landlords and tenants.
Is Ejari registration mentioned in the Dubai Law?
Yes, under the provisions of the Law No. 26 of 2007 and the following amendments, regarding the regulation of the relations between tenants and landlords. The law deems it mandatory to register tenancy contracts with RERA-DLD through the Ejari system.
Can I register my tenancy contract online?

If I use your service, do I need to visit RERA or any other office to get this done?

How long does it take to get my tenancy contract registered?

I would like to register my renewal contract this year but I didn’t register with Ejari last year. Is that a problem?
Yes, it is. According to current RERA regulations, it is not possible to register a lease contract with Ejari if the previous contracts are not registered already. This means that if the applicant has missed one or more registrations in the previous years, he will be asked to register the previous rentals before applying for the current year’s rental contract registration. If this is your case, our staff will help and guide you through the process.

What do I need to do in order to submit a request on your website?
You need to visit this webpage and fill the web-form. The web form requires you to upload a set of documents.
What documents am I supposed to upload?
We need to receive the following documents:
a) Copy of the original tenancy contract;
b) Tenant’s Passport, UAE Visa and Emirates ID (if the tenant is an individual);
c) or Trade License and company manager’s Emirates ID (if the tenant is a company);
d) a recent DEWA bill for Ejari contract renewals (NOTE: the Final DEWA Bill of the previous tenant is required for first contract registrations);
e) Copy of the title deeds of the leased property;
f) Landlord’s Passport (or Emirates ID if passport is not available).
Some other documents may be required in special cases or when some documents are missing. In any case, we strongly advise applicants to read and understand the Ejari registration requirements before submitting a request through this website.
I am concerned about privacy issues. Is the upload of my documents secure?
What file formats are allowed for the upload?
Our website accepts documents in the following formats: JPG, GIF, TIFF, PNG, DOC, PDF. File size should not exceed 3 megabytes in size. If your files are too large, we recommend you convert them to PDF and, possibly, compress the PDF file to a smaller size. You can convert and compress PDF here.
I do not have a scanner. How can I upload a copy of my documents?
If you do not have access to a scanner, we suggest you scan your documents using one of the scanner apps available in the Apple Store and Google Play for Android mobile devices. The scan taken with a phone should be clear and show the entire document in its integrity. Phone scans are normally saved as PDF, JPG or PNG which are acceptable file formats. If your document is composed by more than a single page, take one photo per page, then merge all scans in one document. Most mobile scanner apps allow users to merge scans into a single document. Should this not be the case, please merge each scan into a single PDF by using any free web service like “Small PDF” toolkit.
I am a tenant and I am temporarily overseas. Can you help me register the contract?

Do tenants have to register the tenancy contract every time they renew the lease?
Yes, they do. Every time a tenancy contract is renewed, tenants must register the lease contract with Ejari again. Technically contract renewals are treated as first contract registrations for Ejari purposes.
What are the charges for registering a tenancy contract online?

When I get to your Paypal page, I see a price in USD instead of AED. Is that fine?
Yes, it is. Paypal does not allow buyers to use AED yet for their purchases in the UAE. However, this is not an issue because the UAE currency, the Dirham, is linked to the US dollar at a fixed rate of 3.673 AED per one dollar. Our payment page, therefore, displays the price of USD 159.27 calculated as: AED 585 / 3.673 = USD 159.27. We do not charge anything for currency conversion.
Can you make a list of the services provided?

What is the most important thing to keep in mind when I register a contract?
The Ejari registration process can be completed only if the title deeds of the leased property is available. It is true there are exceptions for new properties, however having the title deeds in good standing is the only way to locate the property in the system. If the property was recently sold, make sure the landlord has paid the Sales tax because, otherwise, their name will not be updated in the system as new property owner, thus making it impossible to register with Ejari.
Can I register a tenancy contract by myself?
Yes, you can. If you are a real estate agent or a professional user, you may want to get direct access to the Ejari information system. Access is granted solely to active registered users (certified Ejari users). Becoming a user requires the attendance of a 1-day training course at RERA. The candidate must also pass an exam at the end of the course.
If you are a tenant or a landlord, you can register your rental contract in person at any Ejari office in Dubai. Ejari offices are open from Sunday till Thursday from 9:00 am till 5:00 pm (Fri-Sat closed), but opening time may vary by location. NOTE: Ejari offices are busy at times and you will still be required to pay Ejari charges.
Ejari Online or do-it-yourself at the office?
